Web Design for Estate Agents
The portals have the buyers. Your website's job is to win the sellers.
We've worked with Commerciallist. Buyers look on the big portals. Sellers and landlords, the people who actually pay an agent, look at the agent's own website to decide who to instruct, and that's what the site has to be built for.
What an estate agent's website needs
A valuation request that's impossible to miss. Property listings that pull from your software automatically and look good on a phone. Proof you sell: sold prices, time to sell, reviews from vendors. Local knowledge that shows you know the area better than the national chains. And for commercial agents, the detail a business buyer or tenant needs: use class, floor area, terms, availability.
Getting found
"Estate agents [town]" and "house valuation [area]" are local searches with high value. Local SEO and Google Ads on the valuation searches bring in the instructions. We track valuation requests as the conversion, not clicks.
One agent per area
We don't work for two estate agents in the same patch.
How we'd do it
Websites for estate agents: your questions
Why do we need our own website when buyers use the portals?
Because sellers and landlords, the people who pay you, check your own website before they decide who to instruct. The portals bring buyers; your website wins instructions.
What material information do property listings need to show?
National Trading Standards guidance sets out the material information agents should include in listings, such as price, council tax band or rates, tenure, and other details a buyer needs to make a decision. If your listings feed from your software to the website, we make sure those fields carry through.
What regulatory details should be on an estate agent's website?
Your membership of a government-approved redress scheme, such as The Property Ombudsman or the Property Redress Scheme, which is a legal requirement, and for lettings, your client money protection scheme. Show your fees clearly too, including VAT.
Can our listings update automatically?
Yes. Most property software can feed your website directly, so new instructions, price changes and sales update without anyone retyping them.
How do we get more valuation requests?
Make the valuation request impossible to miss, show proof that you sell, such as sold prices and vendor reviews, and use local SEO and Google Ads for searches like "house valuation" plus your town. We track valuation requests as the result, not clicks.
Do you work with commercial agents?
Yes, including Commerciallist. Commercial sites need different detail, such as use class, floor area and terms. We take one agent per area.
